What Are mVOCs? The Musty Smell Explained

mVOCs are microbial volatile organic compounds — the gases mold gives off as it grows. They are what you are smelling when a room smells musty or earthy. Because they are gases produced by active metabolism, a strong mVOC smell usually means growth is happening right now, which makes your nose a genuinely useful early detector.

What the smell actually is

As mold digests the material it is growing on, it releases volatile compounds as byproducts. Several dozen have been identified in indoor environments. The one most often responsible for the classic musty basement smell is geosmin, the same compound that produces the smell of soil after rain.

Others include 1-octen-3-ol, described as mushroom-like, and various alcohols, ketones and terpenes.

Why the smell matters more than people think

mVOCs are produced by metabolism, so they broadly indicate active growth rather than historical contamination. Spores persist for years, and mycotoxin residue persists indefinitely, but a strong musty smell usually means something is growing now.

That makes it one of the few signals available without instrumentation, and it frequently precedes visible growth — the colony is inside a wall cavity or under flooring long before it shows on a surface.

Practical version: if a room smells musty and you cannot see anything, the growth is somewhere you cannot see.

Why masking it is counterproductive

Air fresheners, plug-ins and ozone treatments do not remove mVOCs — they add competing odour or temporarily oxidise it. The gas keeps being produced because the colony keeps growing.

What you have then is a house that smells of fragrance over mustiness, and a lost warning signal. Buyers and inspectors read that combination accurately, and so does anyone reacting to the environment.

Removing the smell properly

  1. Find the moisture. Active growth means active water.
  2. Find the growth. Follow the smell. Common hiding places are wall cavities, under flooring, inside HVAC ductwork, crawlspaces and behind built-in cabinetry.
  3. Remove the material if it is colonized, or clean it if the substrate is sound.
  4. Break down the residue. Enzyme treatment addresses the organic material producing the odour rather than covering it. Fresh n Klear is formulated for indoor odours specifically.

Testing

mVOC testing exists but is less commonly used than spore sampling, partly because many of the same compounds have non-microbial sources indoors, and partly because a trained nose is quite good at this particular job. Where it earns its cost is confirming hidden growth when nothing is visible.
