What Is Post-Remediation Verification (Clearance Testing)?

Post-remediation verification, usually called clearance testing, is an inspection carried out after mold remediation to confirm the work achieved what it was supposed to. It typically combines a visual inspection, moisture readings and air sampling compared against an outdoor control. Passing means the airborne spore counts inside are consistent with outside. It does not mean your contents are clean.

What it actually involves

  • Visual inspection — no remaining visible growth, no remaining water-damaged material, containment properly executed.
  • Moisture readings — materials dried to normal levels. A structure that is still wet will fail regardless of how clean it looks.
  • Air sampling — indoor samples compared against an outdoor control taken the same day. The outdoor sample is the benchmark, since a sterile indoor environment is neither achievable nor the goal.
  • Surface sampling — sometimes, usually tape lift or swab on specific areas.

Who should do it

Not the company that did the remediation. When the same firm performs the work and certifies it, the party judging whether enough was done is the party paid for doing it.

That is not an accusation against the industry, it is a conflict worth removing. Independent verification is also worth substantially more if you ever sell the house.

What passing does and does not tell you

This is the part that trips people up.

A pass tells you the airborne spore count is comparable to outdoor air, visible growth is gone, and materials are dry.

A pass does not tell you that mycotoxin residue has been removed from your surfaces and belongings. Standard clearance measures spores. Mycotoxins are chemical compounds orders of magnitude smaller, they bind to dust and settle rather than staying airborne, and detecting them requires dust sampling with laboratory analysis — a different test, ordered separately.

So "we passed clearance but the house still feels wrong" is not a contradiction. It is the test correctly measuring what it measures.

Why jobs fail

  • Materials not fully dry at the time of testing
  • Containment breached during the work, spreading particulate beyond the work area
  • HVAC system never addressed, so it keeps reintroducing particulate
  • Remaining hidden growth behind or under something
  • Testing done too soon after disturbance, before settling

Improving the odds before the test
