The short answer: they are not alternatives. An air scrubber filters air, a fogger distributes a product, and the enzyme chemistry is what actually removes contamination. The real decision is whether you run machines for hours to pull particulate out of the air, or fog a treatment that addresses surfaces and contents in one pass. On most residential jobs the fogging route is faster and reaches places filtration never does.
What each one actually does
Air scrubbers pull air through a HEPA filter and put it back. They lower airborne particle counts while running, and are genuinely necessary during demolition to keep containment working. What they do not do is touch anything that has already settled onto a surface or into a cushion.
Foggers are delivery equipment, not treatment. A fogger's value is coverage — it puts product on the top of cabinets, behind furniture and into soft contents that no one is going to wipe by hand. What it delivers determines the result.
Enzyme chemistry is the part that removes contamination, by breaking organic material apart at the molecular level rather than bleaching or killing it. It can be applied by hand, by sprayer, or by fogger.
So the honest framing is: scrubbers manage air during the work, foggers deliver treatment at the end, and chemistry decides what the treatment accomplishes.
Where scrubbers cost you
The scrubber-only approach is the industry default for the clearance stage: set the machines, run them overnight, retest. It works, and it has three costs.
Time. Machines running for eight to twenty-four hours is a day of job duration you cannot bill for and cannot compress.
Reach. Filtration only catches what is airborne. Anything settled stays settled, which is why homes pass clearance and occupants still react.
Equipment on site. Machines, power, noise, and a return trip to collect them.
Where fogging costs you
Fogging is not free of tradeoffs either.
Product cost per job. At 5 gallons per 1,000 sq ft for a full treatment, a 2,000 sq ft home is around 10 gallons. That is a real line item, where a scrubber's marginal cost is electricity.
Drying time. Shorter than a scrubber cycle, but not zero.
It does not replace containment. During demolition you still need negative air. Fogging is an end-of-job step, not a substitute for controlling the work area.
The clearance-stage decision
This is where the choice has money in it. Once removal is finished and you need the job to pass verification, the two routes are:
Run scrubbers overnight — no product cost, a day of duration, and airborne particulate only.

On a job where you are paying a crew to wait, the arithmetic usually favours fogging. On a job with slack in the schedule and tight material costs, scrubbers are fine.
Equipment, if you fog
A ULV fogger with an adjustable valve gives you droplet control, which matters — too fine and it hangs in the air instead of settling, too coarse and it wets surfaces unevenly. Projecting up to 30 feet means fewer setups per room.
A rotating turntable and stand turns one placement into 360-degree coverage and lets you leave the room while it runs. For contents-heavy jobs it is the difference between one setup and four.
Electrostatic sprayers are the alternative for hard surfaces and give better adhesion on vertical faces, at slower coverage.
What we would actually recommend
Use all three, at the stages they suit:
- During demolition — containment and negative air. Non-negotiable.
- After removal — HEPA vacuum everything, then fog an enzyme treatment across surfaces and contents.
- Before clearance — fog a clearance-specific product rather than running machines overnight.
- HVAC — separately, always. Skipping it undoes the rest.
Anyone telling you one of these replaces the other two is selling that one.

Does fogging reach inside walls?
