Bleach vs Vinegar vs Enzymes for Mold: What Actually Works

The short answer: vinegar beats bleach on porous surfaces, because bleach cannot penetrate them and vinegar can. But both only address the mold itself. Neither removes the mycotoxins mold leaves behind, and bleach adds chlorine to a room where somebody is often already reacting to the air. Enzyme cleaners break down the organic material instead of bleaching or killing it, which is a different job.

Why "what kills mold" is the wrong question

Almost every search on this topic is phrased as killing. It is a reasonable instinct and it points at the wrong target.

Dead mold is still a problem. The spores are still there, the staining is still there, and critically the mycotoxins are still there. Mycotoxins are compounds the mold produced while it was alive, and they do not stop existing when the organism dies. They sit on the surface, work into porous material, and keep doing what they do.

So a product that kills mold effectively can still leave you with a contaminated room. The useful question is not what kills it. It is what removes it.

Bleach

What it does well: removes the appearance of a stain on hard, non-porous surfaces, fast and cheaply. On glazed tile, glass or sealed countertops, bleach makes a black stain disappear quickly.

Where it fails:

Bleach is mostly water, and on a porous surface the water soaks in while the chlorine stays near the top. Drywall, wood, grout and plaster all fall into this category. You lighten the visible surface while feeding moisture into the material underneath, which is the opposite of what you want.

It also does nothing about mycotoxins, leaves the organic material behind, and puts chlorine into the air of a room where the occupant may well be sensitive.

Verdict: a stain-lightener for hard surfaces. Not a remediation product.

Vinegar

What it does well: penetrates porous surfaces in a way bleach does not, kills a reasonable share of common household mold species, and adds nothing toxic to the space. For a small patch of bathroom mold it is a sensible household option.

Where it fails:

Vinegar kills but does not remove. The dead organic material and the mycotoxins stay where they were. It is also inconsistent across species, and it smells strongly enough that people under-apply it.

For a small spot it is fine. For a room, or anything following a water event, it is not enough.

Verdict: better than bleach for household use, still only half the job.

Enzyme cleaners

Enzymes work by a different mechanism. Rather than bleaching a stain or killing an organism, they break the target molecules apart at the molecular level. The organic material stops being organic material.

That matters here because it addresses the part bleach and vinegar both leave behind. The staining goes because the material causing it is broken down. The mycotoxin residue is degraded rather than relocated. And because the chemistry is plant-derived, nothing gets added to the air in the process.

There is also a practical advantage at scale. Enzyme products can be fogged, which reaches the top of the cabinets, the back of the closet and the inside of soft furnishings — all the places a spray bottle and a cloth never get to.

Verdict: the right tool when the problem is bigger than a spot, when the surface is porous, when somebody in the building is reacting, or when a remediation has already happened and the contents still need clearing.

What you should not use

Bleach and vinegar together. Mixing them produces chlorine gas. This is genuinely dangerous, and it happens because people try one, get a poor result, and reach for the other without rinsing.

Bleach and ammonia together. Produces chloramine vapor. Many household cleaners contain ammonia, so read labels before combining anything.

Paint, including mold-blocking primer. Painting over mold hides it and buys a few months. The growth continues behind the film, and the paint eventually bubbles and peels as it is pushed off from underneath. A regular vacuum. Without a genuine HEPA filter you are collecting fine particulate at floor level and redistributing it into the air.
