The short answer: after remediation, clean every hard surface and every washable soft item in the affected area, then treat the air and contents. Remediation removes the mold. It does not remove the mycotoxins the mold produced, and those stay on surfaces and in belongings until something breaks them down. Most items can be saved. Porous materials that stayed wet usually cannot.
Why the job isn't finished when the crew leaves
A remediation contractor's job is the organism. They find the moisture source, cut out contaminated material, contain the area, and remove the growth. Good crews do this well.
What that process is not designed to do is clear mycotoxins. Those are the toxic compounds certain molds produce, and they behave differently from the mold itself. They are far smaller. They settle on surfaces, work into fabrics, and collect in ductwork. Killing or removing the mold does not remove them, which is the part almost nobody explains to homeowners.
This is the gap that leaves people saying the same thing months later: the remediation was done, the paperwork says it passed, and something still feels wrong in the house.
What to throw away, and what you can keep
The instinct after a mold event is to throw out more than necessary. Restoration companies are often happy to encourage it. Here is the honest version.
Usually not salvageable:
- Drywall, insulation and ceiling tiles that were wet — these should already have been removed during remediation
- Carpet and carpet padding that stayed damp
- Upholstered furniture with visible growth going into the foam
- Mattresses and pillows that were wet
- Cardboard, paper files and books with visible growth
Usually salvageable:
- Clothing, bedding, curtains and other washable fabrics
- Hard furniture — wood, metal, glass, sealed surfaces
- Dishes, cookware, tools, most hard plastics
- Electronics, if they were not directly wet
- Rugs that can be properly cleaned rather than surface-vacuumed
The dividing line is porosity and whether the item stayed wet. A wet porous item that grew mold internally is a loss. An item that only had contaminated dust settle on it is almost always recoverable, because the problem is on the surface rather than inside the material.
The order to clean in
1. Wait for the clearance test
If a clearance or post-remediation verification test is scheduled, let it happen first. Cleaning beforehand can disturb settled particulate and skew the result.
2. HEPA vacuum everything
Floors, walls, ceilings, shelves, the tops of doors, inside closets. A standard vacuum will pass fine particulate straight through the bag and back into the air, so this needs a genuine HEPA machine. Work top to bottom.
3. Wipe hard surfaces
Every hard surface in the affected area, plus the rooms next to it. Contaminated dust travels further than the containment did.
This is the step where the product choice matters. Bleach lightens staining and leaves the organic material behind. An enzyme cleaner breaks the material down instead. 4. Wash the fabrics
Everything washable, whether or not it was in the affected room. Clothing, bedding, curtains, cushion covers, soft toys. A normal detergent washes around mycotoxin residue rather than breaking it down, which is why FabricKlear exists as a separate product.
5. Deal with the HVAC system
The single most commonly skipped step. If the system ran at any point while mold was active, it moved spores and particulate through every room in the house and left some of it in the ducts and on the coils. Cleaning the rooms and ignoring the ductwork means recontaminating the rooms the first time the system runs.

6. Treat the air and the contents together
Wiping surfaces reaches what you can reach. Fogging reaches the rest — the tops of cabinets, behind furniture, inside soft contents. For a home with moderate contents, plan on 5 gallons per 1,000 square feet for a full treatment, or 1 gallon per 1,000 square feet for fogging only.
How long before it's safe to move back in?
With conventional remediation chemicals the answer depends on off-gassing, and contractors will typically give you 24 to 48 hours. With plant-based enzyme products there is no solvent load to clear, so the constraint is drying time rather than air quality. This matters most for people who are already reacting to their environment, which is often the reason the remediation happened in the first place.
Why mold comes back
When mold returns after a remediation, it is almost always one of three things:
The moisture source was never fixed. Remediation without a repaired leak is a delay, not a solution.
The contents were never cleaned. The structure was remediated and the belongings went straight back in, still carrying contamination.
The HVAC system was skipped. Covered above, and it is the most common of the three.
A note on health

Common questions
How much product do I need for a 2,000 sq ft house?
Roughly 10 gallons for a full treatment including contents, or 2 gallons for fogging only. Every product page has a calculator that works it out from your square footage.
Can I just use bleach?
Bleach removes the appearance of a stain without removing the organic material underneath, and it adds chlorine to a space where somebody is likely already reacting to the air. It also does nothing useful on porous surfaces.
Do I need to do this if the clearance test passed?
Clearance testing usually measures airborne spore counts. It is not the same as testing for mycotoxin residue on your contents. Passing is good news about the air, not a statement about your belongings.
What if I'm chemically sensitive?
