Does Mold Control remove mold stains?

No. It encapsulates and leaves an antimicrobial barrier. To remove staining and the organic material underneath it, use an enzyme cleaner such as MoldStain T-Klear.

What is the difference between encapsulation and removal?

Encapsulation seals the surface so growth is resisted going forward. Removal takes the organic material away. Encapsulating without removing first seals contamination in place.

Mold Control dries to form an invisible antimicrobial barrier that encapsulates mold spores and keeps working after it dries. It is a preventive and pre-treatment product, not a stain remover. Use it to stop growth returning on a surface you have already cleaned, or to pre-treat building materials before they are closed in.

A note up front: this is not a US Enzyme formula. We stock it because contractors ask for it and it does a job our enzyme products are not designed for. PPE is required when using it — see safety below.

Safety

PPE is required when using this product. It is not one of our plant-based enzyme formulas and it should not be treated like one.

  • Keep pets away during application and do not let them contact the product while wet
  • Allow treated surfaces to dry completely before reintroducing pets to the area
  • Ventilate the area well after application
  • Birds and other pets with sensitive respiratory systems should be removed from the home during application and until the area is dry and fully ventilated
