The distinction that matters: mold vs. mycotoxins

Mold is the organism — the visible growth. Mycotoxins are the toxic compounds that certain molds produce. They are not the same thing, and this is the single most misunderstood point in the category.

A traditional mold remediation removes the organism. It is not designed to clear mycotoxins, which remain on surfaces and in contents after the mold itself is gone. That gap is why US Enzyme exists.

Mycotoxins commonly found in water-damaged buildings include gliotoxin, aflatoxin, ochratoxin, fumonisin, zearalenone and trichothecene.

How enzyme cleaners work

Plant-derived enzymes break the target molecules apart at a molecular level, rather than bleaching a stain or masking an odor. Applied by fog or spray, the solution settles onto surfaces and into porous materials, cleaves the organic bonds, and the residue is wiped or vacuumed away. No chlorine residue, no added VOC load.

This is why the products are used in schools, food service environments, and with chemically sensitive occupants who react badly to conventional remediation chemicals.

Coverage math

These figures are ours and apply to most of the liquid products:

  • Full treatment (fogging plus cleaning of contents): 5 gallons per 1,000 sq ft
  • Fogging only: 1 gallon per 1,000 sq ft
  • Duct-Coil Klear: 1 gallon cleans coils and fogs ducts for a home up to 2,000 sq ft
  • Products ship full strength — they are not concentrates and require no dilution

So a 2,000 sq ft home needs roughly 10 gallons for a full treatment, or 2 gallons for fogging only. Quantity varies with substrate, contents and delivery method. Every product page carries a calculator that does this arithmetic.

Application methods

Fogger, electrostatic sprayer, spray bottle, or wipe-down. Fogging gives the most complete coverage for whole-structure work. US Enzyme also stocks the equipment: a Tri-Jet fogger, a rotating turntable and stand for 360° distribution, and an Ergo backpack HEPA vacuum.
